7 Exeter Road is Operation NNN: a ground-up retail development at the signalized intersection of Route 125 (Calef Highway) and Route 27 in Epping, New Hampshire, positioned at the center of the Seacoast region’s dominant retail corridor.
Route 125 carries 20,808 vehicles per day directly past the frontage, Route 27 contributes another 11,110, and Route 101 moves 49,940 vehicles per day less than a mile to the south, feeding the corridor from Manchester, Concord, and the Portsmouth Seacoast. The development is planned with two points of access, from Route 125 and from Water Street, and includes a new four-way signalized intersection, pylon signage, and a billboard presence on Route 125.
Surrounding national and regional tenants include Market Basket, Walmart, Lowe’s, ULTA Beauty, Old Navy, Marshalls, PetSmart, Michaels, the New Hampshire Liquor and Wine Outlet, CVS, Walgreens, Starbucks, TD Bank, O’Neil Cinema, and a full complement of quick-service restaurants. Regional employment is anchored by Sig Sauer, Timberland, Lindt, Hypertherm, Unitil, Planet Fitness headquarters, Exeter Hospital, Epping Regional Health, Phillips Exeter Academy, Seacoast United, Riverwoods, and the Rockingham County Complex.
The approved plan accommodates a mix of pad and shop users: a 6,600-square-foot retail building, a 3,300-square-foot bank, a 5,000-square-foot gas station and convenience store, a car wash, and two quick-serve restaurants with drive-thru capacity at 2,775 square feet each. Pad and shop space remain available, with the drive-thru positions offering particular value in a corridor where quick-service demand is demonstrated, and comparable sites are scarce. As with New Hampshire’s broader retail advantage, the absence of a state sales tax supports consumer draw from well beyond the immediate trade area.
